We offer a broad range of properties starting from around £500.00 up to those over £1000.00 per calendar month. The following information applies to your application to rent a property through MAP Lettings & Property Management.
REFERENCES
An administration fee of £180.00 including VAT, per first applicant and £50.00 including VAT, per additional applicants, is normally payable upon your request to rent a property. This is accepted subject to contract . If your references or funds are deemed unsuitable, or you simply change your mind, then this fee will be retained to cover the reasonable administration costs.
SIGNING OF CONTRACTS
The letting contract or agreement must be signed by all tenants and, until such time, no contractual agreement, offer or obligation is deemed to exist. If tenants are unable to attend on the occupation date, a letter must be obtained from that person giving another tenant power of attorney to sign documentation on their behalf.
GUARANTORS
A guarantor will be required for an individual tenant who is unable to provide a satisfactory reference. The Guarantor is usually a member of the individual’s family who is of sufficient means to provide a suitable bank reference. This person will be required to sign a legally binding document, which would make him/her liable for the rent for the term of occupancy if the tenant defaults on his/her payments. There will be an administration charge of £65.00 including VAT, per Guarantor.
METHOD OF PAYMENT
By the date of occupation, all monies (one month’s rent and deposit ) must have been paid. This must be cleared effects, either Bankers Draft, Building Society cheque , cash or card payments may be made at our office. We confirm that a charge of 2% will be made for all credit card payments. WE WILL NOT ACCEPT PERSONAL CHEQUES except by prior arrangement.
DEPOSIT
A deposit is held by The Deposit Protection Service against dilapidations to the property or its contents, loss of rent or other unexpected costs. This is usually equivalent to one or one and a half months rent and is returnable at the expiration of the tenancy, subject to a final inspection and full inventory check. If any necessary cleaning, repairs or replacements are required following the Tenancy, then the deposit would normally be refunded, less remedial costs. INSURANCE
Before commencement of the tenancy, we will require you to provide proof of adequate insurance to cover any accidental damage to the Landlords fixtures and fittings. If you do not already have this in place, we will be happy to provide a competitive quote through our reference provider Homelet. Information on this can be forwarded to you, upon request.
